In our white paper ‘Circular Valuation: Integrating Circular Performance into Market Valuation’, we demonstrate how circular qualities are identified, assessed and factored into the market value of property.

  • Healthy materials → ensure a healthier indoor climate, making tenants willing to pay more.
  • Adaptability → the building can more easily adapt to new functions or requirements, ensuring it remains usable for longer and reduces the risk of vacancy or loss of function. This has a positive effect on the terminal value.
  • Dismantlability → components can be replaced or reused, ensuring the building retains its value. This has a positive effect on the terminal value.
  • Reuse potential → components retain their value or can be resold (under a buy-back contract), generating additional revenue at the end of the building’s life cycle.

These circular parameters result in a lower return and risk profile compared to traditional construction, leading to a higher market value.
