Valuation of the housing stock in Moerdijk in the run-up to the area’s transition

For residents of the Moerdijk town centre, a rumour that had been circulating for years became a reality when the plans for a new energy network were finalised. This made it clear that relocation is inevitable. In addition to the impact on residents, the question immediately arises as to what the properties in the area are worth.

Scope and analysis

Using Envalue’s transparent automated valuation model (AVM), the total property value of the Moerdijk core has been determined at approximately €231,600,000. A total of 498 properties have been individually valued and substantiated with market references. The properties have an average size of 125 m² and an average value of €465,000.


Methodology and substantiation

The valuation is based on current market data and takes into account location, property characteristics and sustainability. By analysing each property individually, a consistent and substantiated picture of the total housing stock is created.
